What are the standard features of the homes at Valley View Terrace?

The professionally designed home interiors at Valley View Terrace include granite kitchen counters, hard surface flooring in the kitchen and bathrooms, Koch cabinets, 3’ wide doors, 48” hallways for ease of passage, main level living, large windows with plenty of daylight, high ceilings up to 11’, and plenty of room for storage. The appliance package includes a refrigerator, electric range, microwave, dishwasher and garbage disposal. Exterior features step-free entry from all doors, covered and uncovered patios, HardiePlank siding, automatic garage doors with openers, garage space large enough to comfortably fit 2 vehicles, and driveways that allow space for ease of navigation in and out of the attached garage.

 

What are upgrade options available for buyers?

All models come standard with professionally designed classic features. Buyers have the ability to upgrade cabinet style, lighting, tile backsplash, flooring, appliances, fixtures and select finishes.

 

What does “barrier-free living” mean?

Barrier-free living means that entry into all homes at Valley View Terrace is step-free allowing for ease of access for residents and visitors alike. Each of the models is designed with main level living with wide doors and hallways to accommodate handicap accessibility.

 

Are the townhomes handicap accessible?

Yes, all of the homes at Valley View Terrace are designed to accommodate handicap accessible needs. All models include step-free entry, 3’ wide doors and 48” wide hallways for ease of access and movement throughout the homes.

 

When is the model open?

Valley View Terrace is currently under construction. Ground broke in the Fall of 2016 and the model is anticipated to be available for viewing in the spring of 2017, following completion of units under contract.

What is included in the HOA?

The HOA Amenities include maintenance of yard and planned landscaping, lawn irrigation from HOA owned well, snow removal for front walk, driveway and city walks, exterior window washing twice per year, HOA liability insurance, HOA insures from the inside of the studs and out, 15% of monthly dues are reserved for exterior painting and roofing maintenance, HOA maintained by ADEA Property Management. Monthly dues for the HOA are $240.

There is a great neighborhood park available just a couple blocks away from Valley View Terrace. Missoula has a great trail network in town as well as many outdoor activities within a short drive from the community such as Snowbowl Ski area that has year-round activities, the Clark Fork River for fishing and floating, and much more.

Is there access to public transportation?

Yes, Mountain Line, Missoula’s free city bus provider has route 11 that picks up riders near Valley View Terrace. Routes and schedules can be found on the Mountain Line website.
